The grantor warrants title only against claims arising during their period of ownership — not claims that may have existed before. Commonly used in commercial transactions and by estates or banks.

Quitclaim Deed

Transfers whatever interest the grantor has in the property — with no warranties. Often used to clear title defects, resolve boundary disputes, or transfer property between family members.

Transfer on Death Deed (Lady Bird Deed)

A Texas estate planning tool that allows real property to pass directly to a named beneficiary upon the owner's death — avoiding probate — while the owner retains full control of the property during their lifetime.
